Ask for the list before you sign an AMC. For a typical Dwarka society or office it should name the extinguishers, the alarm panel, the hose reels, and any sprinkler valve or pump. Each visit should weigh or gauge the cylinders, press a call point or test a detector, open a hydrant valve enough to know it is not seized, and write the faults in a book the guard can find. The next visit starts with last time’s open items. If the contract does not say how many visits you get, or who comes when a panel battery dies, you will find out on a Sunday. A short written report after every visit is the difference between maintenance and a sticker.
